Monroe Consulting Group Thailand is recruiting on behalf of a leading real estate developer in Asia. Our respected client is seeking a professional with at least 10 years’ experience in project management from the property development industry for the job of Project Director. The job is based in Bangkok, Thailand.

The Project Director, who will be managing different construction projects in Thailand, is responsible for the function of a Senior Executive for the Design and Construction of the residential project. The PD will be a high-level Development and Construction professional who will lead and direct all aspects of the design and construction process for the entire development. Job responsibilities:

  • Achieve maximum value creation by leading a team of skilled real estate and construction professionals to develop a strong design concept and execution strategy for the development and construction of prominent, sustainable and commercially viable projects.
  • Demonstrate hands-on leadership in all horizontal and vertical design and construction functions and will be the driving force in building and nurturing a sustainable organization for the successful development of the project in Bangkok.
  • Be familiar with the local real estate development process and will act as the representative in orchestrating the administration and liaison with our local contracting partners and consultants, as well as establishing relationships with the local government.
  • Ensure that overall design and construction objectives are developed and implemented and will collaborate with the Development team to achieve targeted returns.
  • Provide effective leadership, motivation, direction, and control to project team, including architects, engineers, consultants and the trades.
  • Manage the coordination of architectural and engineering disciplines as well as the functions of estimating, budgeting, contracting, scheduling, bidding, negotiating, purchasing, value engineering, and will serve as the focal point for all major design, construction and approval related activities.
  • Maintain substantial relationships with clients, client consultants, and other local authorities. 


Job requirements:

  • At least 10 years' working experience in property development, real estate, and construction engineering industry.
  • Good understanding of financial controls with a bottom-line profit orientation.
  • At least 5 years' in a Project Director or Project Manager position.
  • Degree in Architecture, Civil Engineering, or Construction Management, or equivalent.
  • Significant design and construction management experience, managing and supervising the design/approval/construction/initial operation of large mixed-use and high-end projects in urban areas.
  • Worked with top international design consultants and construction management companies and contractors
  • Some exposure to major local design institutes and general understanding of local construction market and practice, government approvals and utility company negotiation
  • Familiar with sustainable building design and LEED construction standards and practice
  • Familiar with fast track construction and cost estimation
  • Maintaining constant focus in meetings as well as exceeding requirements and expectations.
