Job Summary:
The Vice President (VP) is a senior executive who will lead the strategic growth and operational excellence of the company's real estate portfolio in the Philippines. This role covers residential, commercial, leasing, and mixed-use developments, with responsibilities spanning land acquisition, project development, sales and marketing, property management, and investment strategies. The VP will ensure profitability, compliance with Philippine real estate regulations, and alignment with market demands.
Job Key Responsibilities
Strategic Leadership & Planning
- Develop and implement growth strategies aligned with Philippine real estate market trends.
- Identify and evaluate land acquisition opportunities for residential, commercial, and mixed�use projects.
- Drive long-term planning of development projects, ensuring alignment with the company's vision and financial objectives.
- Collaborate with the President/CEO and Board in formulating investment and expansion strategies.
Business Development & Investments
- Negotiate joint ventures, partnerships, and land banking opportunities with landowners and developers.
- Manage relationships with banks, financial institutions, and investors to secure project financing.
- Oversee feasibility studies, financial modeling, and market analysis for new projects.
- Identify revenue opportunities in sales, leasing, and property management.
Project & Operations Management
- Oversee the planning, design, construction, and delivery of residential subdivisions, condominiums, office spaces, malls, and mixed-use developments.
- Ensure projects are completed within budget, timeline, and quality standards.
- Supervise property and leasing management to maximize occupancy and rental yields.
- Implement sustainable building practices and ensure compliance with Philippine building codes and regulations.
Sales, Marketing & Customer Engagement
- Drive sales and leasing strategies to achieve or exceed targets.
- Collaborate with marketing teams to design campaigns tailored to the Philippine market.
- Ensure strong after-sales service and customer satisfaction for buyers and tenants.
- Strengthen relationships with brokers, agencies, and real estate networks.
Financial & Performance Oversight
- Manage budgets, forecasts, and financial performance of ongoing and upcoming projects.
- aximize return on investments through portfolio optimization and cost management.
- Monitor key performance indicators such as occupancy rates, sales take-up, and revenue growth.
People & Stakeholder Management
- Lead, coach, and develop senior managers across development, construction, sales, and property management.
- Build relationships with local government agencies, regulatory bodies (HLURB/DHSUD, LGUs), and business partners.
- Represent the company in industry events, trade associations, and government consultations.
Job Key Qualifications
- Bachelor's degree in Real Estate Management, Business Administration, Finance, Architecture, or Engineering; MBA is an advantage.
- Minimum of 15 years of experience in the Philippine real estate industry, with at least 7 years in a senior leadership capacity.
- Strong knowledge of Philippine property laws, taxation, permits, and regulatory processes (DHSUD, HLURB, LGUs, BIR, etc.).
- Proven success in leading large-scale residential, commercial, or mixed-use developments.
- Strong network with real estate brokers, landowners, contractors, and investors.
- Excellent leadership, negotiation, and stakeholder management skills.
